The situation

Orlando Reid is a estate and lettings agency in South London competing on one of the most saturated post codes where the biggest brands in the country spend heavily on marketing.

Like most agents, they tried various marketing channels but what we soon found was that the paid media channels was not delivering the results they expected. They had leads coming through but majority of these leads were tire kickers or unqualified, meaning the lettings team spent hours every day on leads that were never going to progress further.

The brief was simple: get qualified landlord appointments in the diary, and track every pound accounted for.

Twelve days live, start to finish

  1. Day 1 to 5

    Onboarding

    Brought both the founder and their head of marketing in for an in-depth onboarding workshop where we strategize the best positioning and an offer that no other local competitor could match easily whilst making sure that it was a no brainer for the potential prospect landlords.

  2. Day 5 to 10

    Built the campaign and custom AI bot

    Following the workshop the team went away and built their custom AI bot and the ad campaign, utilising some video and static assets that they already had and were using, we adapted these to fit our new and improved campaign. Once approved we went live. Campaign live across paid social. Adverts built for sellers and landlords in Orlando Reid's patch, not templates. AI qualification switched on from the first enquiry.

  3. Day 12 to 15

    A hold on the account

    After just two days live, the clients meta account ran into trouble with their credit card, which we spent the next three days discussing and resolving with Meta account management team which we managed to get activated after a short complication.

  4. Day 15 to 22

    Qualification running

    Every enquiry was questioned against Orlando Reid's criteria before it went anywhere near the diary. The serious ones were booked automatically. The rest were filtered out before they cost anyone a phone call.

  5. Day 23

    First instruction signed

    A signed landlord instruction, worth an estimated £7,000 in lifetime value. Not a lead, not a maybe. An instruction on the books.

  6. Day 24
